Do I Need to Apply Before Viewing a Property?
No! You should absolutely schedule a showing before you submit an application. You can schedule a showing through the Rentals page.
What Do You Look For in an Application?
We look for applicants to have 3x the monthly rent in gross income, a strong credit score, and no previous evictions. We will reach out to your previous landlords and confirm your pay via pay stubs or tax documents. Everyone over 18 needs to submit their own application.
Do You Accept Pets or Housing Vouchers?
Some of our properties accept pets, and some accept housing vouchers. This is dependent on each building, so please refer to each individual listing for more information.
Awesome, My Application Was Accepted! What Now?
Once your application is approved, you will be emailed more information. You will need to pay a Holding Deposit within 72 hours to hold your spot at the property. This will become your security deposit after the lease is signed. This payment will NOT be refunded if you decide to not move forward with renting the property. Upon receiving the Holding Deposit, your lease will be sent over to be signed.
What Do I Need to Do Prior to Move In Day?
Before you move into your new home, you need to do a few things. First, be sure to call and put utilities in your name that you’re responsible for. Information for common providers can be found below. Additionally, per your lease you will need to provide proof of renter’s insurance prior to the start of your lease. If not, you be enrolled in a landlord liability program that will be added to your ledger.
Who Do I Contact for Maintenance?
For non-emergency maintenance, please submit a maintenance request through your AppFolio portal. If you don’t have access to your portal you can also email your property manager. For maintenance emergencies (flooding, no heat, etc.) please call our office line at 603-766-4876 and select the option for emergency maintenance. Our on-call service tech will be in touch ASAP.
How Do I Pay My Rent or Dues?
You can pay your rent/dues in two ways. One way is to submit payment directly through AppFolio with a debit/credit card or by making an ACH payment. The other option is to send a check or money order to us at 235 West Rd Unit 7 Portsmouth, NH 03801. Please write your unit number in the subject line. We do not accept cash.
I’m Moving Out, What’s the Next Step?
Once you’ve decided to move on from your unit, please submit a move out request via your AppFolio portal or email your property manager. Please include your forwarding address and be sure to check your lease to make sure you’re giving enough notice. You’ll receive more instructions upon us receiving your move out requests. Security deposits will be returned minus any damage beyond normal wear and tear within thirty days.
